Project scope

the refurbishment of dwelling including re-slating of roof with repairs to roof timbers and chimneys, replacement of rainwater goods. Proposed new windows, repairs to lime render including removal of sand and cement render. Proposed removal of dilapidated gable at rear and lowering of abutting lean-to wall at front, stitch repairs to cracks in structure, proposed lowering of ground levels around house, refurbishment of existing rear extension with a new roof, external insulation and relocation of a window. Proposed new opening in rear elevation for double doors and new opening in west elevation for new window. Proposed demolition of concrete out-house. To front, new low boundary wall with railings and pedestrian gate to front garden and new vehicular gates. Internally, removal of all vegetation and non-original fixtures and fittings, replacement of all rotten and damaged timbers and treatment of all timbers for fungal and insect infestation, repair to timber floors including joists, floorboards and skirtings, insulation between ground floor joists, removal of non-original coloured concrete floor slab in hall and replacement with new insulated floor slab, repair to lime plaster and breathable insulation to walls, repair to ceilings and cornices, insulation to attic floor and new attic hatch. New bathrooms and utility room in extension, new en-suite and wardrobes in master bedroom, new kitchen and joinery throughout, new plumbing and electrics throughout, new decoration including internal and external painting in breathable paint. All associated site works including services, drainage and hard and soft landscaping. This property is a Protected Structure and formerly an RIC Barracks
