Project scope

for the demolition of internal and external features to facilitate the subdivision of the existing warehouse (22,819sqm GA) into 2 no. separate warehousing units (Unit A: 10,979sqm GFA + Unit B 7,312 sqm GFA). The demolition includes existing internal office features, existing internal dividing walls, existing 2nd floor, existing mezz structures, 2 no. external cabins, and existing external yard features; The subdivision of an existing warehouse into 2 no. separate warehousing units, Unit A and Unit B; The development of an extension to the existing warehouse of 244 sqm to accommodate 10 no. dock levellers to serve the proposed Unit A on the southern elevation; The provision of 8 no. dock levellers to serve the proposed Unit B on the northern elevation'; The development internally of 1 no. 2-storey office, measuring 686 sqm in total, in proposed Unit A, and 1 no. 2-storey office, measuring 850 sqm in total, in proposed Unit B; the development of 1 no. Sprinkler Reservoir (approx. 110 sq. m GFA, 11.500m in height), and 1 no. Pump House (approx 68sq,m GFA and 3.8m in height); The provision of 4 no. external bin enclosers (2 no. serving Unit A and 2 no. serving Unit B); The development of a 2 no. new vehicular access points from Lime Drive to the proposed service yard associated and the proposed car park associated with the proposed Unit A; The development of 1 no. pedestrian crossing on Lime Drive; The provision of a total of 98 no. car parking spaces across 2 no. car parks (51 no. spaces associated with Unit A and 47 no. spaces associated with Unit B); The provision of a total of 54no. cycle parking spaces across 2 no. cycle parking areas (30 no. spaces associated with Unit A and 24 no. spaces associated with Unit B); The development of a service yard with 11 no. trailer parking spaces accessed via Lime Drive' and all associated site development works on a site of approx., 3.49ha (referred to as 'Unit T4') bounded generally by Lime Drive
