development which will consist of the proposed refurbishment and change of use of the existing derelict market house currently used for storage to provide retail use at the ground floor and office use at first and second floors. The ground floor retail to incorporate market sales, coffee shop, outdoor seating area and sanitary provisions and the upper floors to provide e-working/co-working facilities and associated amenities, sanitary provisions, etc. The proposed change of use and refurbishment works include rebuilding the roofs of the attached single-storey outbuilding and two-storey external stair enclosure, new window and door units to the ground floor arcade, new timber-sash windows at first and second floors, restoring existing historic fabric (structure and boundaries), removing non-historic materials, full electrical and plumbing provisions and changes to the internal layouts to facilitate the new uses. The development will also provide parking to the rear of the site accessed via the public road, bin storage, bicycle parking, hard landscaping, connections to the public sewer and all associated site works and service connections. The property is a Protected Structure recorded in the Westmeath County Development Plan 2021-2027, RPS reference number 020-013
