Project scope

(a) a change of use of the existing adjoining vacant ground floor commercial unit to betting shop in order to extend the existing betting shop including material alterations and refurbishment; (b) demolition of the existing single storey rear lean-to-structure; (c) material alterations and refurbishment of the existing 2 bedroom apartment on the first floor level; (d) a change of use of the remaining first floor level from commercial to residential use to form 2 no. 2 bedroom apartments; (e) material alterations and refurbishment of the existing 2 bedroom apartment on the second floor level; (f) construction of a new rear external access stairway and communal open space; (g) modifications to external elevations; (h) and all associated site works. The proposed development consists of works to a protected structure and within the curtilage of a protected structure (Protected Structure Ref. No. 89 - Tipperary Town & 22108089 (NIAH Reference No.) and to the exterior of a structure which is located within the Tipperary Town Architectural Conservation area
