Project scope

the demolition of 3no. existing structures comprising of a dwelling and 2no. ancillary outbuildings and the construction of 70no. residential dwellings comprising of 64no. houses consisting of 14no. 4-bed units, 44no. 3-bed units, 6no. 2-bed units; and 2no. triplex units each comprising of 2no. 2-bed units and 1no. 1-bed unit. The development will include the provision for car parking, including EV charging points and bicycle parking. The proposed development will also include the provision of private, communal, and public open spaces; internal roads and pathways; pedestrian and cyclist routes; hard and soft landscaping and boundary treatments; waste storage; plant; a new vehicular and pedestrian access onto the Rathkeale Road; public lighting; all associated site development works; and all drainage, nature-based SuDS measures and foul sewer infrastructure and network works including connections to the existing networks at the Rathkeale Road. A Natura Impact Assessment (NIS) accompanies this application and has been submitted to the planning authority
