Project scope

the demolition of a garage, utility room, rear sunroom and reconstruction on the same footprint to a bedroom, utility room and extended kitchen. This is a housing estate dwelling house. Extended previously with clients intension to make good the existing fabrics and apply for permission to change use to a bedroom, from a garage, new accessible toilet, upgrade of sunroom with an extended front door and bedroom. On assessment the garage area had hollow block with no wall floor or roof insulations, the WC to the rear similarly to the rear no floor or wall insulations, no heating.. Timber in the flat roof had failed and broken down throughout, would require complete replacement, additionally no roof insulations behind the ceiling line. The sunroom to the rear gases has failed in the window system and outdated. The roofing system comprised of clear roof single skin glazing and no heating, floor or wall insulations. For these reasons it had been decided to demolish and rebuild , upgrade the entire Ground Floor extension to a close/similar footprint with elevational amendments for practical use and all associated works. The current GF extension is not suitable for habitable dwelling with no thermal envelope and outdated
