Project scope

Permission for development and amendments relating to a previously permitted housing development under An Coimisiún Pleanála (ACP) Ref. PL09.247411 (KCC Ref. 15/1060), which was extended under KCC Ref. 21/777 on a site (c. 6.87 hectares) on lands at Stonehaven, Phases 4 and 5, Tipper Road, Tipper West, Naas, County Kildare. The proposed development and amendments will consist of the following: Replacement 154 no. previously permitted houses (4 no. 5-bed houses [Types D and E1], 63 no. 4-bed houses [Types A1, B1 and E2], 70 no. 3-bed houses [Types A2, A3, B2, G, H and J], and 17 no. 2-bed houses [Types F2 and K]) with 146 no. houses (1 no. 5-bed house [Type T], 87 no. 4-bed houses [Types M2, M3, R and R1], and 58 no. 3-bed houses [Types L2 and L3]), ranging from two to two and a half storeys in height; Development of 24 no. 3-storey duplex-type buildings, comprising a total of 48 no. units. The duplex-type buildings comprise 24 no. ground-floor units (Types P1, S1 and D1) and 24 no. upper-floor units (Types P3, P4, S2 and D2), each with separate entrances; Development of 4 no. 3-storey triplex-type buildings, comprising a total of 12 no. units. Each triplex building contains a ground-floor unit [Type WU1], a first-floor unit [Type WU2], and a second-floor unit [Type WU3], each with separate entrances; Provision of ancillary in-curtilage and visitor car parking, bicycle parking and storage, bin storage, and private open space (gardens or terraces) for all units Modifications to the site layout and associated infrastructure, including revisions to internal road layout, parking, drainage, boundary treatments, public lighting, landscaping, and open spaces, along with all necessary site works and infrastructure connections to support the development; and Amending Condition 3 of ACP Ref. PL09.247411 (KCC Ref. 15/1060) to permit 52 no. additional residential units.
