Project scope

the change of use of rear ground floor welfare office to guesthouse to also include change of use of existing public house to part ground floor and first floor to guesthouse inclusive of reception area, coffee dock, linen store, storage and male / female sanitary provision. Existing vacant basement level to proposed restaurant/bar inclusive of associated ancillary staff accommodation. Proposed Traditional Timber shopfront inclusive of external signage at ground floor level to main Street. Proposed first floor guesthouse extension to rear of existing building footprint. New extension to provide for part extensive green roof and part flat roof inclusive of P.V panels. The Proposed Development will include for an Internal passenger lift to basement ground and first floor inclusive of a new accommodation staircase, Up grading of all external Doors and Windows to ground and first floor level. Alterations to existing external ramped and stepped approach. Proposed Rear external parking, EV parking / Disabled parking/Bike store inclusive of bin stores as granted under previous planning application 21/1015. Alterations to existing foul and surface water drainage inclusive of all associated site works.
