the construction of a petrol filling / service station comprising: (a) a single storey services building with canopy comprising of neighbourhood convenience mini market shop, incorporating off-license for the sale of alcohol, deli counter and associated kitchen area with storage and service, drive through take away, coffee dock and associated seating area, offices, tourist information, plant room, storage and associated service, (b) vehicle fueling for 8 no. bays and 1 no. HGV bay and (c) external facilities and works including picnic, play amenity and rest areas, bicycle parking, car parking spaces, electrical vehicle charging points, car wash, signage, on site waste water treatment system including percolation area, all associated ancillary site development works, surface water disposal, footpaths and landscaping with vehicular access from the R415 all on site c.1.03 Ha
