Project scope

Phase 1 of a residential development with a total of 171 no. residential units and creche. The Phase 1 residential development will comprise 78 no. residential units as follows:- • 29 no. houses comprising 23 no. 3-storey 4 bedroom semi-detached/terraced houses and 6 no. 2-storey 3-bedroom semi-detached houses; •5 no. apartment and duplex blocks (Blocks 2, 3, 4, 5 and 6) containing 49 no. units (6 no. 1-bedroom, 31 no. 2-bedroom and 12 no. 3-bedroom units), all with associated terraces or balconies; o Block 2 at 3-4 storeys containing 4 no. 1-bedroom and 4 no. 2-bedroom duplex units and 8 no. 2-bedroom apartments; o Block 3 at 3-4 storeys containing 4 no. 2-bedroom and 4 no. 3-bedroom duplex units and 4 no. 2-bedroom apartments; o Blocks 4 and 5 at 3-storeys, each containing 4 no. 2-bedroom and 4 no. 3-bedroom duplex units; o Block 6 at 3-storeys containing 2 no. 1-bedroom and 3 no. 2-bedroom apartments (Block 6 is also included in the concurrent Phase 2 application). The development will also include: • Creche located at ground floor in Block 6; • Vehicular and pedestrian access from Sallins Link Road and pedestrian access from Clane Road; • Internal access roads and surface level car parking serving Phase 1 and part of Phase 2 (137 spaces), bicycle parking and bin storage; • Public open spaces including multi-use games area (MUGA), communal open spaces, landscaping, boundary treatments and all associated site development works and services
