Project scope

for amendments to the permitted coffee shop under Reg. Ref.:24/247 · Alterations to the internal layout, including a reduction in the gross floor area from 192 sq.m to 186 sq.m; · Reduction in overall height from 5.58m to 4.5m, and changes to roof levels, modifying the roof profile from a sloped roof to a flat roof, resulting in a uniform building height; · Alterations to the permitted ancillary drive-thru lane, including the canopy and service hatch on the northwestern elevation, the height restrictor/entrance barrier on the access lane, a reduction in size of the drive-thru lay off waiting area, and minor alterations to the drive-thru lane to accommodate a 3.5m-wide drive-thru lane; · Alterations to the permitted signage, including provision of 2 no. directional sign, 1 no. order station, and 2 no. menu board/advertisement signs, as well as tenant signage on all elevations; · The development includes minor alterations to soft and hard landscaping, alterations to the outdoor seating area, and relocation of the external bin store to the north of the proposed café/restaurant unit; · Alterations to the permitted car parking layout for the provision of new directional road markings and 1 no. additional EV car parking space; · All associated site development works
