for a residential development. The development will consist of the following: 1. Construction of 69 no. dwelling houses comprising of the following mix; a. 4 no. four-bed semi detached houses, b. 10 no. three-bed semi-detached houses, c. 45 no. three bed terraced townhouses, d. 6 no. two-bed semi-detached houses, e. 4 no. two-bed terraced townhouses. 2. Provision of new vehicular and pedestrian entrance onto the R347 road, 3. Provision of main access road, to include 4m wide active travel route, with potential connection to future development lands to the east of the site, 4. Provision of car parking including provision for future EV charging points, 5. Provision of public open space areas including play area, private open space areas, landscaping, footpaths, internal pedestrian crossings, bicycle parking spaces, public lighting, ESB Substation, groundworks and revised boundary treatments, 6. Provision for existing esker feature on the north-eastern part of the site, to function as a passive amenity space, with provision of an amenity gravel path and associated landscaping. 7. Provision of sewage pumping station and connection to foul sewer network via a proposed sewer extension along the R347 Road to the south to an existing manhole to the front of the ‘Parc an Rí’ housing estate, 8. Provision of footpath extension along the R347 road to the south, to tie in with the existing roadside footpath to the front of the “Garrai Glas” housing estate. 9. Connection to existing mains water infrastructure on the R347 road, 10. Provision of surface water drainage arrangements to include on site attenuation and infiltration together with all associated site works and services
