The development will consist of the construction of: 12 no. 3 bed semi-detached (2 storey) houses, 1 no. 4 bed detached (2 storey) house. The proposed development will also include for; the removal of a vacant 2 storey dwellinghouse, septic tank, boundary walls within site, as well as single storey sheds (in ruin), provision of new consolidated vehicular and pedestrian entrance onto L-1320 (Mountain road), to replace 2 no. existing accesses, including provision of public road setback and footpath, provision of a public open space area (including a play area), private open space areas, bicycle parking, footpaths, public lighting, ESB Sub station, landscaping and revised boundary treatments, provision of carparking including ducting to all spaces for future EV charging points,- connection to existing mains water infrastructure, culverting/piping of existing drainage channel along the edge of the L-1320 (Mountain road), proposed on-site surface water drainage arrangements and connection to existing drainage channel, proposed culverting of the road side drain through the site, proposed connection to sewer network via a proposed sewer extension along the L-1320 (Mountain Road) together with all associated site works and services. A Natura Impact Statement will be submitted to the planning authority with this application
