The proposed development will consist of: • The construction of a single storey stand-alone café/restaurant unit, with an overall height of c. 4.3 m and a gross floor area of c. 273 sq.m, and associated ancillary drive-thru lane; • The ancillary drive-thru lane includes a canopy and service hatch and a height restrictor/entrance barrier on the access lane; • The proposal includes signage for the unit and provision of associated drive-thru signage consisting of directional signs, an order station, and menu boards/advertisement signs; • The development includes associated landscaping, associated outdoor seating area, and bin store; • The provision of 13 no. car parking spaces, including 3 no. accessible spaces, for the proposed café/restaurant unit; • The provision of a mobility hub, including two bicycle stores providing 16 no. long stay spaces and 2 no. cargo bicycle spaces, 8 no. EV parking spaces, 4 no. motorcycle parking spaces and 2 no. car share spaces; • The development also includes the provision of 27 no. additional ancillary car parking spaces and 4 no. motorcycle parking spaces required to meet the operational needs of the Tesco Local Centre; • Provision of a new pedestrian crossing to the south and future pedestrian link to the lands to the north; and • All associated site works.
