The proposed development will consist of amendments to the previously permitted development at the subject site, granted under Reg. Ref. F22A/0579 / ABP-316444-23. The proposed amendments relate solely to the 35 no. houses previously permitted (comprising 1 no. single storey 2-bedroom house, 10 no. two storey 3-bedroom houses, and 24 no. two storey 4-bedroom houses) to be replaced by 31 no. houses (comprising, 3 no. 2-bedroom houses, 2 no. 3-bedroom houses, 25 no. 4-bedroom houses, and 1 no. 5-bedroom house) and 1 no. 3-storey duplex block comprising 6 no. units (3 no. 1-bedroom and 3 no. 2-bedroom units). The proposed development will also comprise of 59 no. in curtilage car parking spaces for the housing units and 7 no. car parking spaces for the duplex units including 1 no. accessible parking space (66 no. parking spaces in total); bicycle parking; bin storage area; boundary treatment; landscaping works including private and communal open space; and all other ancillary site development works, including drainage and SudS, that are necessary to accommodate these proposed amendments.
