Residential extension and alterations

Project scope

for: (1) Renovation and extension of the existing stone-fronted estate cottage, listed under rps reference no. Cv0869, and the (2) change of use, renovation and extension of the existing forge to form a separate dwelling located to the rear, listed under rps reference no. Cv0870, both of which are included in appendix 19 of the cavan development plan 2022–2028, record of protected structures and, (3) permission is also sought for all ancillary works associated with the development. The proposed works to the estate cottage will include: (1a) alterations to the internal layout of the existing cottage, (1b) construction of a two-storey rear extension to accommodate a kitchen and living room at ground floor level and terrace providing access to the rear garden, and a double bedroom with en-suite at first floor level, resulting in a total floor area increase of approximately 65.5 m² to the original early 1900s structure. The proposed works to the forge will include: (2a) renovation and retrofit of the existing forge building, (2b) construction of a single-storey side lobby, and (2c) construction of a single-storey rear extension to accommodate 2 no. Bedrooms, bathroom and living area, including terrace to a private garden, resulting in a total floor area increase of approximately 78 m². SIGNIFICANT FURTHER INFORMATION HAS BEEN RECEIVED
